Andover Glen Homeowner’s Association Meeting Minutes
March 16, 2005

1. Call to Order: The meeting was called to order at Shalom Park at 7:07 p.m. by
President Barbara Harrington.
Board Members Present: Jan Guerra, Barbara Harrington, Bob Meyer, Cindy Wagner,
Norm Arlt, Ron Adams, Randy Simpson.
Board Members Absent: Dave Kline, Curt Krall.
Others Present: Ann Stellman
1. Move to Executive Session: A motion was made by Jan Guerra and seconded by
Bob Meyer that the Board Meeting be moved to an Executive Session for the
discussion of confidential legal issues. The motion passed unanimously and the
Board moved into an Executive Session.
2. Reconvene the Regular Board Meeting: The Board reconvened its regular
meeting.
3. General Business:
* A motion was made by Bob Meyer and seconded by Norm Arlt that Association
funds will be used to cover all financial legal costs that any Board Member may
be liable for as the result of conducting normal business of the Association
according to established policies and procedures. The motion passed unanimously.
* Suggestion was made to draft standard form letter(s) to be used for all
covenant violations.
4. Board Reports:
President - Barbara Harrington:
* Barbara reported that she had contacted the Association Attorney regarding the
legality of the Association enforcement of its covenants.
* A motion was made by Cindy Wagner and seconded by Jan Guerra that Association
pay approximately $295 in legal fees to have the Association Attorney draft a
legally appropriate covenant enforcement policy. The motion passed by a vote of
6 to 1.
* Barbara suggested that the Association needed to firm up the prizes and
judging and start date for the “Spiff”.
* Barbara reported that she had received documents from the State of Colorado
that would officially allow Andover Glen to do used Sundown Homeowners
Association as a trade name as well. She would need to get with Secretary Randy
Simpson to have documents related to this signed in witness of a Notary.

Safety – Bob Meyer
* Bob made a motion, seconded by Ron Adams, that the Board discuss the
powerwashing and staining of the Andover Glen fence along Parker road as well as
the cleaning and “refreshing” of the brick at the entryway. The motion
passed with 4 board members in favor and 3 abstaining.
* Bob reported that he had received 3 different bids for powerwashing and
staining of the fence. All Star at $1770, High Dessert at $1400, and Paint in
Place at $2400.
* Quality of references for the 3 contractors were discussed and overall it was
felt that All Star offered the best combination of price and quality of
references.
* A motion was made by Ron Adams, seconded by Cindy Wagner, to hire All Star to
powerwash and stain the fence along Parker Road at a cost of $1770. The motion
passed by a vote of 6 to 1.
* Jan Guerra made a motion, seconded by Randy Simpson that the Association hire
All Star to powerwash and stain the Gazebo and Tennis Shack at Andover Glen
Park. The motion passed unanimously.
* Randy Simpson made a motion, seconded by Ron Adams the Association hire All
Star to clean the brick fence by the entryway. The motion passed with 6 in favor
and 1 abstaining.
* Bob Meyer reported that there were 6 new block captains for the Neighborhood
Watch program and he would email Randy Simpson with the names to be included in
the next edition of the Gazette.
* Bob reported that their were 3 armed robberies in other neighborhoods in the
area.
Vice President – Dave Kline (absent).
Treasurer – Jan Guerra
* Balance sheet and income statements as of March 16, 2005 were passed out.
Welcoming – Cindy Wagner
* Reported that there were still three homes for sale in the neighborhood.
* Offered to get a quote on new roofs for the Gazebo and Tennis Shack.
* Offered to get the information necessary to update the “Neighbor to
Neighbor” section of the Andover Glen Gazette.

Grounds - Norm Arlt
* Norm obtained tennis court net center strip and crack patching supplies.
* Norm has been mulching the beds around the tennis court.
* Norm planted wildflower beds.
* Norm was told by Bob Meyer that he ran kids off from the tennis court. They
had vandalized the back gate to get in.
* Norm re-wove the chain link on the back gate of the tennis court.
* Norm repaired a broken fence post.
* Norm was interested in looking at the cost of a sidewalk along Parker Road.
Secretary – Randy Simpson
* Randy requested that any items for the Gazette be sent to him as soon as
possible.
Preservation – Ron Adams
* Ron reported an incident he was involved in. The details of this incident were
discussed during the Board’s Executive Session.
The Meeting was adjourned at 9:12 p.m. Next meeting will be at Shalom Park on
Wednesday, April 13th at 7 p.m.
