Andover Glen Homeowner’s Association Meeting Minutes
October 19, 2004 (as amended December 3, 2004)

1. Call to Order: The meeting was called to order at the Harrington household at
7:06 p.m. by President Barbara Harrington.
Board Members Present: Jan Guerra, Randy Simpson, Barbara Harrington, Curt
Krall, Bob Meyer, Cindy Wagner, Dave Kline
Board Members Absent: Norm Arlt, Ron Adams

President - Barbara Harrington:
* Monument completed but additional mortar needed between pillar and slab. Berm
is taller than base of sign and roses obscure view of sign. Need more ideas for
center area of island. Suggestion was made for seasonal idea. Norm may get
estimates. Lighting may also need to be rearranged.
* Attorney working on ownership record of 2 parcels of land. Bob will follow up
with some research from the old records of Sundown Homeowners Association.
* Several mistakes pointed out in Andover Glen Gazette. Curt was not mentioned
as a return board member, and Barbara Harrington was listed as “acting”
President. Cindy Wagner’s name was misspelled.
* September minutes were not detailed enough. Need to record exactly who makes
each motion and who seconds it as well as the final tally.
* A new gate to be built at the Overlook on Parker Rd.
* Hubba’s Pub on Quincy and Parker wants to stay open until 2 a.m. No board
position on this.
Vice President – Dave Kline
No issues for the board.
Treasurer – Jan Guerra
* Balance sheet and income statements as of October 31, 2004 were presented to
the group.
* Jan reported that after consulting with the Association accountant, net
operating income needed to be put into specific reserves as opposed to
unspecified reserves. A motion was brought forth by Cindy Wagner made a motion
and it was seconded by Dave Kline to create a new reserve fund called “Grounds
Reserve” and put $2000.00 in the fund. The motion passed unanimously. A second
motion was made by Jan Guerra and seconded by Barbara Harrington to create a new
reserve fund call “Monument Reserve” and put $4755.00 in the fund. The motion
passed unanimously.
Welcoming – Cindy Wagner
2 houses are currently for sale in the neighborhood.
Safety – Bob Meyer
* Bob presented a concept to create a “Great Andover Spiff”, which would be a
new contest program where neighbors would compete in a contest to landscape and
fix up the outside of their homes. Prizes would be given in several different
categories. The program would also help to increase neighbor awareness of
activities in the neighborhood as a way to decrease crime. A motion was made by
Randy Simpson and seconded by Dave Kline to fund the program (up to $450) out of
the 2005-2006 budget.
Grounds - Norm Arlt (absent but reported the following via email prior to the
meeting)
* Water bill $1046 for August - Not enough rain to turn off sprinklers
much, used 257,000 gallons (about 1/3 of traditional watering)
* Norm building mulch beds by tennis courts, north fence
* Norm will rent chipper/mulcher to take care of brush from trimming
and dead tree.
* Norm spread 20 lbs of grass seed after aeration
* Norm replaced Private Park sign due to vandalism - $64
* Bill from Emerald Isle for mowing, irrigation, etc : $2937
* Dumpster on 9/24-26 - filled to brim with mostly pruned branches
* Norm called CDOT on the two median signs knocked down on Parker Road

· Asked for any articles for the newsletter
· Reported a new advertiser for the AG Gazette.
Social – Curt Krall
Will be doing some work on the Christmas Party be next meeting. Looking at
possibly December 10th or 11th.
Preservation – Ron Adams (absent)
The Meeting was adjourned at 9:02 p.m. Next meeting will be at Jan Guerra’s on
November 17th at 7 p.m.
