Andover Glen Homeowner’s Association Meeting Minutes
May 19, 2004

1. Call to Order: The meeting was called to order at the home of Dave Kline at 7:10 p.m. by President Barbara Harrington.

Board Members Present: Norm Arlt, Jan Guerra, Ron Adams, Randy Simpson, Barbara Harrington, Dave Kline, Curt Krall

2. General Business:

Discussion of issues related to rebuild of monument: A general discussion was held related to issues that have arisen surrounding the rebuild of the monument. Because the location for the monument appears to be at least partially on State Highway right-of-way, certain conditions need to be met for the State of Colorado to allow the monument to be rebuild. Some confusion at the State level seems to exist over the ownership title for the land. Specifically the name “Sundown” verus “Andover Glen”. This confusion seems to affect what title the state will allow on the sign. Barbara Harrington will be following up on this issue in the coming weeks and report back to the board at the next meeting.

Annual meeting set for September 20th, 2004 – The annual meeting of the Association was set for Tuesday, September 20th at 7 p.m. at Sagebrush Elementary School.

2. Board Reports:

President & Wecloming - Barbara Harrington:
Reported on the status of the monument rebuild. (see above). Reported that 2 new neighbors have moved into the area. They are the new residents of 14174 E. Layton Dr. are Buddy and Tina Rath. Tina is a nurse and Buddy is the Director of Engineering at Comcast. They share their home with their 2 canine friends, Daisy, a Dachshund and Cheyenne, a Border Collie mix. 14163 E. Layton Dr. is the new home of Mark and Athena Franks. Mark and Athena are both involved in the mortgage industry. They have a cat, Gandalf. Also, there is currently one home for sale in the area.
Vice President – (vacant)

Treasurer – Jan Guerra
Presented the current income statement and balance sheet for the Association. Asked for everyone on the board to bring there budgets for next year to the June 2004 meeting.

Safety – Dave Kline

* Presented a new draft of a check off sheet he is developing to identify maintenance and other items that may need to be called to the attention of individual homeowners.

Grounds - Norm Arlt:
· Received that the mini-grant workday was a success with 31 AG residents helping.
· Received a truck load of mulch from the City of Aurora
· Bought a hedge trimmer for the Association.
· Same watering schedule as last year will be in effect.
· Turned on sprinkler system on 4/15.
· AA&RR adjusted and moved sprinkler heads on Parker
· Fertilized existing shrubs and roses.
· Need to put 3 new lights on monument when built.
· Four new rose bushes and possible new junipers will be purchased after rebuilding of monument.

Secretary – Randy Simpson
· Asked for any articles for the newsletter

Social – Curt Krall
· Discussed date of Roll-off dumpster this year. Board voted to have it take place on the weekend after the Garage Sale, which would make it the weekend of June 25th-27th. Curt will arrange for the dumpster.
· Discussed when to have the Annual Picnic. Board voted to make in late summer, when it’s a bit cooler. Exact day TBA.

Preservation – Ron Adams
· Turned in 8 new requests for property improvement. They were:
Arlts – landscaping, Dufficy - paint exterior, Zabinski - landscaping. Whitford –concrete & deck work, Melton – Satellite dish, Stellmon – paint exterior, Warfield paint exterior, Losson – new roof, Landscaping, Olson – paint exterior

The meeting was adjourned at 9:35 p.m. with the next meeting scheduled for June 15th at 7 p.m. at Curt Krall’s home.

Addendum: After the meeting was officially adjourned, the board was notified by e-mail by Barbara Harrington that it forgot to set the annual dues, which are due July 1st. 6 board members voted in favor of keeping the dues the same as the past 4 years, at $321. One board member had not cast a vote as of the filing of these minutes.
