Andover Glen Homeowner’s Association Meeting Minutes

1Call to Order:  The meeting was called to order at the home of Barb Harrington, 4803 S. Crystal 7:42 p.m. by Vice President Fred Freeh.

Board Members Present: Norm Arlt, Jan Guerra, Fred Freeh, Randy Simpson, Dave Kline.

2.  Board Reports:

President- Terry Allen (as given by Norm Arlt):

* Approved a request for a brick mailbox and new landscape rock and mulch for Curt and Janet Krall at 14377 E. Layton Dr.

* Board Approved a request for driveway extension for Terry Allen at 14174 E. Layton Dr.

Vice President – Fred Freeh

* Reported that the AG picnic would be scheduled for Sunday, August 10th from 5 to 6:30 p.m.

*  Fred wanted to remind everyone that many properties in the neighborhood have dead trees and shrubs which ought to be removed as per City of Aurora code.

* Fred passed on a suggestion from the Foster’s that the board explore the rental of a roll-off trash container that could be used by the entire neighborhood over the period of several days to clean up yards of hard to get rid of items like large tree limbs, etc.  Fred would be researching this for the next meeting.

Welcoming -Barbara Harrington

* No new residents in the area and no homes for sale in the area.

Treasurer – Jan Guerra

*  Reported that currently 13 homes had not paid their dues as of the date of the meeting.  *  Reported that the Association balance sheet for 2002-2003 came in with $6,102.25 net operating income as of June 30, 2003.  This excess capital will be applied to various savings instruments to be determined.

*  Reported that as of the date of the meeting, 48 homes had voted for the proposed covenant change, 10 were against, and 1 abstained. 

Safety – Dave Kline

* Nothing to report, but offered a suggestion that a Aurora Police Representative come to the annual meeting in September.

Grounds  - Norm Arlt:

* Repaired a ground light fixture at entrance.

* Epoxied a finial on a light fixture at entrance.

* Trimmed dead branches at entrance.

* Cut up broken off crab apple tree by tennis courts.

* Working on patching cracks on tennis courts.

* Will be applying Sucker Stopper to cottonwood/aspen sprouts.

* Reported that AA&RR Enterprises repaired various irrigation problems.

* Will be working with Emerald Isle to do other jobs in lieu of mowing due to watering restrictions.

*  Reported that the June water usage was 223,000 gallons.

*  Reported a beehive at the Gatchis house at 14397 Layton.

Secretary – Randy Simpson

* Is still looking for articles from the board or other association members for the newsletter.

General

* The board discussed the fact that about 40 homes have still not voted in the recent proposed covenant change.  Board decided to mail a second notice to those who have not voted, and if that is not successful, a door to door canvassing of the remaining homes may be started. 

* The Board also discussed the fact that about 13 homes have still not paid their dues.  Jan would follow up with additional notice to those homes.

*  The Board discussed the date of the annual meeting to be held in September, on or about the 15th, based on availability of the school.

*  The Board discussed once more the need to fill 3 vacancies on the Board at the September meeting and discussed possible candidates to fill those vacancies.  Notice of those vacancies would be posted in the newsletter.

 The meeting was adjourned at 9:07 p.m. The next meeting was set for August 13 at 7 p.m. at Dave Kline’s.
